Preparing your standard lease agreement requires that you know all the important parts of a legal agreement. Your lease agreement will be not valid and ironclad unless you learn to understand every necessary ingredient.

Define the Sections of Your Rental Agreement

You should start drafting your standard lease agreement by first defining the sections that you will need. This includes the names of the people entering into the agreement, their signatures and your lease terms.

In a rental agreement you also need to include information about rent payments, defaulting on payment, deposits, use of the rental property, responsibilities and any other guidelines for the renting of your property.

Not only do you need to have all the important sections in your standard lease agreement, but you need to be sure that each section contains the required details.

What Your Should Include in Every Section

The names of the parties involved in the agreement will include anyone living at the rental property who are over the age of 18 years old. It should also include your name and names of any co-owner, if applicable. It is important to include all the relevant parties because these are the people who will be held legally responsible for your rental property.

The lease term should also be stated clearly. Make sure you specifically state the start and ending dates for the lease.

You need to handle the payment on rent thoroughly. You have to state how much the rent is, when it is due and give specifics about what will happen if it is late. Be specific and make sure that you state what constitutes a late payment.

If you are asking a deposit from your tenants, you must state how much the deposit was and the terms for return of the deposit. By law in most areas you are required to return that to the renter at the end of the lease term with some exceptions.

If you plan on charging fines, fees or other charges you will also have to put it down in writing. Be sure to state what are the exact charges you will impose.

You also need a section that spells out responsibilities for repairs, lawn care and other maintenance. Once again make sure that you are specific. You should state what you will take care of and what you are not responsible for.

Wrapping Up Your Standard Lease Agreement

Remember to grant yourself access to your rental property so that you can collect rent and make repairs as needed.

You should impose restrictions on the intended and proper use of your rental property so that you can protect yourself from nasty tenants who will abuse your rental home or harass the neighbours. This clause will be invaluable in case you will ever to evict anyone.

Preparing a standard lease agreement takes time but it is always worth the effort. Once your rental agreement is signed it will be a legally binding contract that both you and the tenants must follow. If you are unsure, it’s always a good idea that you get a landlord tenant lawyer to look at it to make that it is valid and ironclad.

In Europe the American Sailing Association (ASA) is a little known sail-training option. But it provides a compelling alternative to RYA orthodoxy. Not only does the ASA provide a full curricula and certification structure it also allows charter yachts to be used for instruction. This is important because it means ASA courses fill the middle ground between sailing school boats and informal instruction from professional skippers.

To do an ASA course all you need is to charter your own boat (from an ASA approved company) and add an ASA instructor-skipper. Historically charter and courses haven’t gone hand in hand. The RYA insist on ‘coded’ vessels (a set of boat safety standards) and charter companies have no appetite for spending money upgrading and maintaining coded yachts. So RYA training boats are few and, while there are a few yachts for private instruction, on the whole those who want certification usually need to join a sailing school boat; not great if you don’t fancy a week on a yacht full of strangers.

So the novice sailor should give the ASA serious consideration. But what are the downsides? For UK citizens there are no facilities in the UK. Most people learn ASA in the non-tidal waters of the Meditteranean in the summer and the Caribbean in the winter. In fact if you want to sail and learn in the Caribbean only ASA courses are available. Secondly, not many people in Europe know about it. You’ll have to explain yourself: “I’ve got the Bareboat Chartering Standard.” “The what?” “The ba-re-bo-at-char-ter-ing-stan-dar-d.” As a result it doesn’t have the authority of the RYA. Third of all, the novice courses thrown you straight into the action. There’s no ‘competent crew’ equivalent. You get right in behind the helm, skippering as well as sailing. But conversely for many people the business-like ASA starter course may be more attractive than a lighter-weight starter course. And besides, now there’s a legal responsibility on the helmsman as well as the skipper it makes sense to ask more from your crew.

True, it’s a more expensive option than a sailing school because you pay for the whole boat and not just the berth. But you can enjoy your holiday time with your own charter, get dedicated one-to-one tuition, do what you want to do and learn at your own pace. So in many ways it represents a better value option than the school boat system. And the downside that only a few people know ASA? Well, learning to sail is learning to sail. Charter companies are interested in sailing skill whether ASA or RYA. ‘Day Skipper’ and ‘Bareboat Chartering Standard’ both show a level of a competence and bareboat charter companies understand that as well as anyone.

Study, Study, Study

The worst thing you can do before a standardized test is not
study. There aren’t many people who can just waltz into the
testing room and ace one without any test preparation. You have
to buckle down, take those practice tests, and most of all LEARN
from your mistakes on them!

Speaking of Practice Tests

Get some, and use them. These will probably be the most valuable
things you can get your hands on besides the test answers
themselves. (Not to mention practice tests aren’t illegal…
stealing the answers is) First, get yourself at least three
different copies of the practice tests, and for the first test,
take as long as you want, and work through each question. No
stress. Then for the second practice test, time yourself. Still
don’t worry about how long it takes you, but be aware of what
types of questions take you the longest. Next, time yourself
again, but don’t go very much over the time limit. Maybe 5
minutes max. Again, pay attention to what types of questions
you’re taking the most time on. Finally, on the last practice
test or two, time yourself and stick to it. Don’t go over the
time limit. While you’re taking the test, make sure you remember
which types of questions gave you trouble, and if you can’t
answer one of those right off the bat, move on then come back to
it if you have time. There is no use missing a couple of “easy”
questions because you spent too much time on one you couldn’t
figure out. You can always come back for a hard one, but you
can’t get the easy ones you didn’t answer back after the time
limit.

REMEMBER THIS!

Hopefully that headline will help you remember this during your
test preparation, as well as when you actually take the test.
ALWAYS read the directions – for every test, every section,
every question. If there are directions there, read them.
Period. If you don’t read the directions, you may answer
incorrectly or spend too much time trying to figure out a
question that you shouldn’t have had a hard time with if you had
read the directions. I cannot stress this enough – READ the
directions!

Be Well Rested

The worst thing you can do is pull an “all-nighter” the night
before a big test. It is almost guaranteed to ruin your test
preparation. Think about it – taking a test is stressful, and
your body can only take so much stress before you have to sleep
it off. If you don’t sleep (or don’t sleep much) the night
before a big standardized test, chances are the stress of the
test will take its toll on your body, and your brain will begin
to react more slowly. You will miss things you should have
otherwise noticed, miss questions you should have known, etc.
You can’t afford to do this on a standardized test.

Along that same note, show up to the test site early. That way,
if you forget something, you’ve got time to go get it. That will
help reduce your stress level, and thus, help increase your
score. Again, too much stress will ruin all of the test
preparation you’ve done.

Remember What You Learned From The Practice Tests

Remember when I said that you should pay attention to the types
of questions you stumble over during your test preparation?
Remember that when you’re taking the test. If you’re getting
stuck on a question, skip it and come back. Just like you did
during the practice tests. You’re better off trying to come back
if you have time left over than you are wasting time on a
question you might get wrong anyway. Go do the questions you can
answer quickly! And if you’ve got time left over after you’ve
answered all of the questions, go back and re-read them all and
make sure your answers are right. At this point, you can afford
to wrestle with an quetion that you stumbled over. However,
remember this – your first instinct is usually the best one.
Don’t talk yourself out of an answer you know is right.

Don’t Worry

Standardized tests aren’t the be-all end-all. There are plenty
of people out there who didn’t do well on standardized tests at
all, and they’re doing quite well for themselves. It’s not the
end of the world if you don’t get a good score, just do some
more test preparation and give it another try

If you want to learn to play bass guitar, there are a few things that you are going to want to be aware of, and of course the first thing you will need to do is learn more about the bass guitar itself and what makes it different from your standard guitar.

Bass Guitar

The bass guitar is a stringed instrument that is played primarily with the fingers, either by plucking, slapping, popping or tapping. This is the main different to the standard guitar, which is typically played by strumming.

If you want to learn bass, one of the most important things to know is that in order to avoid the excessive use of ledger lines, bass guitar is notated in bass clef an octave higher than the sound it makes.

How to Play

If you want to learn bass, you should know that it is a fair bit more difficult than the standard guitar. To learn bass therefore requires more patience, and a better sound quality. Although most people do not realize it, a talented bass player is crucial to any good band, and whether it is providing the low end notes that help fill out the band’s sound or the rhythmic pulse that propels the music forward, the bass is often the glue that holds the music together.

Frets

One of the first things you will need to learn about when you want to learn bass involves the frets. While the strings divide the guitar from left to right, frets are small metal strips that divide the guitar into sections from top to bottom. If you look at your guitar from above you can see that the strings and frets together form a kind of grid that covers the entire neck of the guitar.

When you place your finger on a string in between two of these frets, this is what enables you to play a note.

Practice Lessons

If you want to learn bass, you are going to want to take practice lessons, whether you work with an expert or just do it on your own. Start by playing and identifying the notes on each individual string. Start off with easier songs to perform and then as you progress and get more skilled at playing bass you can obviously take on more difficult songs.

Once you have a clear understanding of where the notes on the fretboard are located, you will be able to put them into patterns known as scales, and this is when you will really start excelling at playing songs.
